A New Life Sciences Precinct in Waterloo

Due for completion in early 2027, the Botany Road, Waterloo project has recently been granted State Significant Development Approval (SSDA).

Located next to the new Waterloo Metro station, this $490m off-campus Life Sciences and Research precinct is surrounded by universities, hospitals and research institutes. The precinct will provide the necessary infrastructure for researchers to develop future innovations and collaboration networks.

The transport strategy for this development focused on encouraging and promoting sustainable transport modes. Cyclists and active transport users will benefit from extensive bicycle parking and end-of-trip facilities as the development will offer more than the minimum required by planning controls. Due to its proximity to the Metro station, parking has been minimised, further incentivising the use of alternative transportation.

From a traffic point of view, an interesting feature of this project is a laneway that goes through the site and provides access to other nearby properties. The laneway will be maintained as a shared zone to create a safe space for pedestrians while providing a connection to the existing network of laneways.
